Jordy Construction was awarded the contract to convert a 58,000 square foot former in-line skating center to a complete functional facility for this cutting edge advertising agency – as well as an eight week timeframe. A complete electrical upgrade and several other significant challenges needed to be handled all while work in the tight schedule.
For example, additional HVAC units were required for the facility that would ultimately house 450 employees. However, it wasn’t as simple as installing new units on the facility. The new units had a delivery lead time longer than the project itself. A structural reinforcement of the roof decking was also required before the units could be installed. All this needed to be accomplished while still maintaining full – yet safe construction on the interior side of the building.
Another significant issue that needed to be tackled with careful planning was the installation of new windows, doors and skylights. Since this was a former sporting facility, there was almost no existing lighting. All the vertical surfaces existed precast wall panels that had to be carefully cut. Poor planning could result in the instability of the walls themselves – and all this was being completed while teams of other trades worked in adjacent areas.
In addition to building out office spaces work station areas and other operational rooms, a new Butler metal building was built entirely within the overall building itself. It was effectively a building within a building all to serve as the company’s conference room.
